In this Reno Tip I talk about how in certain renovations you may have not have the space within your Kitchen Footprint to Add Kitchen Pantries as you need the counter space. If you ever encounter this you are going to have get creative. We actually just encountered this in on of our newly finished No Nonsense Renos. We had to figure out a way to add Kitchen Pantries as we know buyers are going to expect it, especially with the premium price we were asking. Fortunately, we were able to identify an unused wall in the Breakfast Nook that was adjacent to the Kitchen and not only were we able to add Pantries, we were able to also add a a Dry Bar with Wine Racks, which gave a really high end look and feel and instantly make the Kitchen feel so much larger. The design made sense for the wall space and it would not have looked right if we just added pantries, it would have felt so out of place. This is a great example of something you can do when you encounter a similar situation. We have added Pantry and Dry Bars to Dining Room Walls, Breakfast Nook Walls & even Family Room walls when they were adjacent to the Kitchen. For this specific Reno, the cost to add the cabinets, counters and backsplash was under $2K, & for that investment we were able to further support our premium price. Every buyer loved the design and we ended up selling the home for Full Price in less than 24 hours, which was a serious record breaker. Remember, if you are going to try to sell your Renovation house for top dollar you need to make sure the renovation supports that. Buyer want Pantries, they are going to require it, do not try to save a few buck and think you will be able to get away with not having one, be smart, be creative, be cost effective and I promise you that you will not only sell your home fast, but for top dollar. Today marks the 11-Year Anniversary of the creation of No Nonsense Real Estate. For many that may not remember 2010 was one of the worst economies we have ever experienced especially in Southwest Florida & 70% of local realtors got out of the business. I remember questioning if I was going to be able to make it, could I support my wife, continue to be able to pay my bills or was I going to collapse as my industry was. After a life changing trip with my wife, the vision was clear, I was going to take the biggest risk of my life going out on my own and creating No Nonsense Real Estate. The name was perfect as I am 100% No Nonsense, the concepts so simple, take all the b.s. in the current industry & use it to my advantage creating a direct No Nonsense concept. 11 Years Later, No Nonsense RE has not only supported my family but creative a life that I never knew was possible for a kid from humble beginnings who at one point was driving a Car in the summer of SWFL with no Air-Conditioning with a fan on my lap and no shirt on as I did not want to sweat through my dress shirts. Throughout these last 11 years it has been 1 hell of a ride but one thing has always remained the same, every night I can look in the mirror every night and know that I have always stayed true to being No Nonsense and ALWAYS going above & beyond for each and ever client and ALWAYS putting out Quality Renovations.
